Start with the dock project—not the contractor

A new or replacement dock at Lake Anna is rarely just a carpentry job. Site access, water depth, shoreline condition, electrical needs, boat-lift loads, HOA rules, county requirements, and Dominion review can all affect the design and price.

Before requesting estimates, write down how you expect to use the waterfront: the boats you own or anticipate, swimming and entertaining needs, preferred decking, and whether shoreline work may be part of the same project. If the scope includes a covered structure, start with the separate Lake Anna custom-boathouse planning guide.

Ask every builder the same questions

  1. Who handles approvals?Ask which applications, drawings, inspections, and HOA submissions are included—and which remain your responsibility.
  2. What is excluded from the price?Clarify demolition, debris removal, electrical work, lift equipment, shoreline repair, access restoration, and change-order pricing.
  3. Who will be on the job?Determine whether the contractor uses employees or subcontractors and who supervises the site day to day.
  4. What materials are assumed?Compare piling, framing, fasteners, decking, roofing, electrical components, and lift capacity rather than totals alone.
  5. Can you verify recent work?Request comparable Lake Anna projects and references—ideally projects completed several years ago.
  6. How are payments structured?Connect payments to defined milestones, and get the warranty and change-order process in writing.
Before construction

Expect more than one approval layer.

Louisa County states that a zoning permit is required for a dock or seawall, and its shoreline ordinance incorporates Dominion’s shoreline guidelines. Requirements can vary by property and project, so confirm the current process with the applicable county and Dominion before relying on a proposal.
